Company Rental Policy


The following information is provided to prospective tenants to explain the policies and procedures of ERA Prime Properties in the rental of residential properties.

1) Our standard lease is for a six month period. Following the initial lease period our agreement converts to a month to month tenancy with a written 30 day notice required prior to moving out. (Some individual exceptions may apply to certain properties.) Longer lease periods can usually be negotiated.

2) Prior to taking possession of the rented property the Tenant will be responsable for the payment of the following amounts: (In some cases payment plans may be arranged.)

A) The First Months Rent

B) A Security Deposit equal to a Months Rent  

    Plus $50.00.

C) A Cleaning Deposit of $250.00

3) To apply for the rental of any company managed properties the prospective tenant should submit a Completed Tenant Application form together with an earnest money deposit of $250.00 plus a processing fee of $20.00 for each adult on the lease. ($25.00 for a married couple)

4) The processing of an application can usually be completed in 24 hours or less.

Important!! All money paid prior to moving into the property must be in cash or certified Bank Check.

After the application is approved, the property can usually be held for a period (not to exceed two weeks) before the tenant must take possession and begin the payment of rent.

Any exceptions to the above procedures must be approved by the Property Manager.
